      I remember that, my bad. I know some guy wanted to sell a part and the thread was locked and the last post had a link to sponsor the site.

      LS2.com charges about $400 for 6 months or so if you sign a long deal with them. Currently, they have about 28 sponsors. Not to shabby if you ask me. The owner of LS1tech takes in a serious chunk of change running that site...

        Property investment is the way to go for sure. Like you stated, the fixer uppers are the way to go.

        If you really want to take in some cash.. look into Section 8 housing. The tenants are usually broke mother fuckers, but the state pays X amount of dollars per person living there. So, if its a standard family with 3-4 kids you can get $2500-3000 a month. You'd never have problems trying to find tenants because there is a 2-3 year waiting list for section 8 housing. The properties don't need to be fancy either, because the tenants just want a roof over their head.

          from month to month which means one month you may get $1000.00 and then the next you may get $800.00 for rent.

              When I used to make my own xbox modchips it felt like I was running around with my head chopped off, first batch of chips I made was in the quanity of 200, I designed the PCBs myself and had them made in bulgaria which were shipped back here to the US. The Flashroms I was using I had to order from china then shipped back here to the US, and fortunely the pin-through PLCC connectors were purchased from a distributer here in MN. With that first batch I done all the labor, but with 200 modchips needing 48 points of soldering it was not worth it. The first batch of chips I produced were expensive, costing me around $5 a peice to produce, the first 100 I sold off from $16-20 each depending on quanity, then I had a bulk order for the other 100 at $10 each.

              The next batch of chips I had produced by a company that xecuter chips also used, they usuall wouldnt even look at a order unless you had a batch of 50,000 boards being made but he let them make an expection. That was easy, I just had to give them the pcb cad files, the code for the flashroms then they did everything else and stuck me with the bill. for a batch of 1,000 chips it only cost me to have everything done $2,690 shipped back to the US overnight. those sold off in quanitys of 100 each to chip installer at $10 each.

              All this fun happened over a period of around 4 months and being 17 at the time I blew all the money the minute I got it.

                Depends on the size of the family. I never heard of it changing monthly, bought I know the people that did section 8 housing were getting 2.5x-3.5x their monthly mortgage on he property.

                The only main complaints was that after the tenants moved out, they had to put up new walls, new carpet, etc. because they were so messy. The people were so broke you couldn't even withhold a deposit or go after them in court....
